When Simple Life began conceptualizing a new kind of housing choice, our passions were partly fueled by the modern tiny house movement and the growing demand for smaller, more efficient living. In fact, we received so much encouragement, social media and personal support, and inspiration from the tiny house movement and its followers, that we were inspired to reserve and maintain a portion of our Flat Rock, NC community The Village for tiny houses on wheels or RVs.

Behind a lovely private and gated entrance and arranged along a paved road that runs in a loop around the Lower Pond, lies The Meadows. Homesites are arranged so that all will have a water view and they include a gravel space that has enough room for your tiny home and ample parking for your vehicle. There is also a gravel walkway that leads from your parking space to the area in front of your tiny home’s door.

Well-manicured grass areas surround each homesite and all tiny homes have personal landscaping space for plants and flowers. The Meadows is also home to The Village community garden boxes maintained by our Garden Envoys and a rustic firepit perfect for evening gatherings under the North Carolina night sky. Also, just like our cottage homeowners in The Village and The Hamlet, our Meadows residents always enjoy the very best in convenience and comfort.

THE DIFFERENCE BETWEEN A TINY HOUSE ON WHEELS AND A PARK MODEL

There are a few important differences between tiny homes on wheels (THOW) and park model homes. (Check out our blog for a more details on Park Model Homes.)

The #1 reason people are drawn to tiny houses on wheels is, they are super mobile! Just like a more traditional RV, tiny houses on wheels are built atop a DOT-certified trailer and are smaller in width then a park model home or a tiny cottage home – usually measuring just 8.5’ across. They are also shorter than most park models with the average home being just 30’ long. This makes towing your home with a ¾ ton truck completely feasible.

The Meadows by Simple Life is actually located in a 1% floodplain. This means at any time of year there is a 1% chance that The Meadows could be threatened by flood. (The community has never actually flooded since we’ve been maintaining it.) However, in the unlikely event that The Meadows did flood, we could quickly haul all the homes to safety because they are highly mobile THOWs and RVs.

MY TINY HOUSE ON WHEELS OR RV IN THE MEADOWS

The modern tiny house movement has long been defined by a DIY spirit we love the creativity! There are also dozens and dozens of different styles and types of RVs on the road. We allow most tiny homes and RVs in The Meadows but we do require all homes to meet certain exterior and interior requirements in order to maintain a peaceful community vibe for all. THE MEADOWS RESIDENCY APPLICATION

The Meadows is a safe, quiet neighborhood where neighbors are friendly and eveyone looks out for one another. Every resident 18 years or older that lives in The Meadows is required to complete a residency application. It takes about 10 minutes to complete and the application will be emailed to you for a quick response. It does cost $30 (non-refundable) for application processing.

HOW MUCH DOES IT COST TO LIVE IN THE MEADOWS

As a resident of The Meadows you will be responsible for a monthly payment that ranges from $650 to $700 depending upon which lease option you choose. The monthly payment includes electric, water, sewage, trash and recycling, and access to the Clubhouse. The only service not included is Internet access.

CAN I LIVE IN THE MEADOWS FOREVER?

We’d love to have you be part of our community for as long as you like! We offer month-to-month short term leases as well as 6+ month leases.

WHAT ABOUT MY PETS?

All Simple Life communities are pet-friendly places! We offer 24 hour dog parks on-site and we allow residents to install a dog fence around their personal home site after it’s been approved by our ARC. Note: Pet owners must submit a pet approval form before pets can be move into The Meadows.

IS COMPOSTING ALLOWED?

We support sustainable and more eco-friendly lifestyles. So absolutely, composting is allowed. However, we don’t allow waste disposal on-site. That said, it will be up to you, the homeowner to do the research and find the appropriate dumping option.

WHERE’S MY MAIL

It’s true. Residents of The Meadows do not have individual mailboxes. You will need to obtain a PO Box at the East Flat Rock Post Office. Packages will be delivered and securely stored in The Village’s red mail shed.
